Your floor, your finish

Every garage is a bit different. Tell us how big it is and what the floor’s like now, and we’ll come out, look at it with you and talk about the finish before we quote.

What to ask about

What goes into a lasting garage floor

One Australian floor coatings supplier’s preparation guide says oil and grease spots need degreasing first, because untreated oil can cause defects in the coating. It says old coatings and sealers are removed by diamond grinding or shot blasting, and that cracks, spalls and uneven areas are patched before coating.

The same guide says new concrete should be at least 28 days old before any coating goes on, and that a previously coated floor should be fully dry, with a moisture content below 3 per cent. On new concrete, the guide says grinding also strips sealers, densifiers and laitance, the weak surface layer, and opens the pores for adhesion. The floor is then vacuumed so it is dust free before coating. Different products have their own data sheets, so ask for the one that applies to your floor.

Gold Coast conditions

Humid air, damp slabs

The Bureau of Meteorology’s Gold Coast Seaway records show an average relative humidity of 67 per cent at 9am, taken from readings between 1991 and 2010. In a climate like that, it is reasonable to ask any provider how moisture in the slab is checked before a coating goes on.

Tell us

What helps us quote

  • Roughly how big the garage is.
  • How old the concrete is, if it is new.
  • Whether the floor has been sealed or coated before.
  • Any oil stains or cracks you know about.
  • How you use the garage: parking, workshop or storage.

Common questions

Old sealers and parking

Can I coat over an old sealer?

The supplier guide says grinding strips sealers from new concrete, so ask any provider how an existing sealer or coating will be dealt with before they quote.

How soon can I park on it?

Cure times differ by product. Ask for the figure on the data sheet before you book, and plan where the car will sit in the meantime.

Before you book

Questions to ask any epoxy provider

  • How will the floor be prepared: ground, shot blasted or something else?
  • How will you check the slab is dry enough?
  • Which product is going on, and can I read its data sheet?
  • Is the finish slip resistant?
  • How long before the car can go back in?

Ask us the same questions when you call. If you only want a clear protective coat on concrete, see concrete sealing.
